We can coordinate every detail from the receipt of your signed listing agreement to going Active in BrightMLS:

Order sign & lockbox (if the sign company manages your lockboxes) installation per your instruction. Installation takes 4-5 days, allowing 72 hours for Miss Utility to clear. BrightMLS now requires that listings are entered into the MLS within 24 hours of any advertising, including signage so please take that into consideration when providing a date for install.

Order staging (if applicable)

Order photography, video, floorplans, matterport, etc from your preferred vendor.

Design your professional brochure and flyer (Agent provides InDesign or Canva template)

Order brochures/flyer for delivery to agent office or residential address

Enter listing into Bright MLS, upload photos and arrange in a logical order

Upload conveyances, any agent provided property information and disclosures to “Documents”

Notify agent that listing is drafted and ready for agent review

Agent reviews listing and moves to Coming Soon or Active when ready

Agent notifies TC that listing is Coming Soon/Active, TC then:

Assigns lockbox to listing via BrightMLS/Sentrilock

Sets up Showing Time per contract &/or instructions in New Listing BrightMLS form

Adds Open House schedule if provided

If your listing is Coming Soon, the listing moves to Active at midnight on the date that was entered, per the listing agreement or written agent instruction.

Once your listing is Active, your TC’s duties are complete until the listing goes under contract. The agent is responsible for processing any needed Listing Amendments and updating the MLS as needed.
